My current lender is charging 9.4% on my floating home loan, while several nationalized banks are advertising 8.4%. When is it mathematically profitable to switch lenders?

A Home Loan Balance Transfer makes financial sense when the interest rate differential is at least 0.50% (50 basis points) and your remaining tenure is more than 7–10 years. Cost vs Benefit Checklist: 1. Out-of-pocket Transfer Fees: - Processing fee at new bank (usually 0.25% to 0.50% or flat ₹10,000–₹15,000). - Property valuation and legal search report fees (~₹5,000 to ₹10,000). - MODT / Stamp duty registration charges (state-dependent, ~0.1% to 0.5%). 2. Rule of Thumb: Calculate the total transfer costs. If your interest savings over 12 months exceed total switching costs, the balance transfer is immediately accretive. 3. Alternative First Step: Ask your existing bank for an 'internal repricing' / 'conversion fee'. Most banks will lower your rate to market rates for a small fee of ₹1,000–₹5,000 without requiring property document transfers.
